AML offers all landlords the opportunity to purchase the five basic safety and information certificates allowing you to let your property.
Government legislation now requires all residential properties; being sold, built or leased, to make available an energy performance certificate to prospective purchasers or tenants.
This will enable people to make more informed decisions relating to the energy efficiency of a property and the ongoing costs of fuel.
By law, landlords must provide up-to-date gas safety certificates to their tenants. This certificate shows the tenant appliances have been serviced and the property is gas safe. The ‘Landlord Gas Safety Record’ is often referred to as a ‘Gas Safety Certificate’ or ‘CP12’ form.
As a landlord, you must have a gas safety check carried out by a Gas Safe registered engineer on all of your properties every year.
You must ensure that the electrical system and all appliances supplied are safe - failure to comply with the Electrical Equipment (Safety) Regulations 1994 and the The Consumer Protection Act 1987 is a criminal offence and may result in either a fine or imprisonment.
Although there is no statutory requirement to have annual safety checks on electrical equipment as there is with gas, AML would advise all landlords to have a check completed by our qualified electrician who will provide you with a periodic inspection report.
On 30th October 2013 legislation regarding legionnaires risk assessments came into force. The Approved Code of Practice: Legionnaires’ disease: The control of Legionella bacteria in water systems (L8) states that "All systems require a risk assessment, however not all systems will require elaborate control measures." This means that residential landlords have a legal duty to ensure that the risk of exposure of tenants to legionella is properly assessed and controlled. AML can provide a risk assessment for your property.
By law, all residential properties must have a smoke alarm fitted on every level of the property. Also, all properties have to have a carbon monoxide alarm in the room where there is solid fuel in the property. As part of our service, we provide both mains and battery operated alarms.
